Roofs on Malvern homes
Malvern's character villas and bungalows are some of the most sought-after in the inner south.
Malvern is about 4 km south of the CBD, in the City of Unley. Unley is classic character territory, with villas, bungalows and cottages on tree-lined streets in suburbs like Unley Park, Kings Park, Malvern, Hyde Park, Goodwood and Parkside. Iron and terracotta roofs, bullnose verandahs and box gutters are everywhere, and large parts of the council sit within historic areas.
Popular roofing jobs in Malvern

- Fixing leaks where the old roof meets a rear extension
- Rebedding and repointing ridge capping before it lets water in
What Malvern roofs have to cope with
Many older homes in Malvern have corrugated iron roofs, front verandahs and box gutters, or terracotta tiles on interwar bungalows. Iron rusts first at the laps and fixings, box gutters block and overflow, and the join between the original roof and a rear extension is a common leak point. In historic areas, like-for-like iron in a traditional profile is usually the simplest path.
Before you book
If your home was built before about 1990 and has a grey fibre-cement roof, assume it may contain asbestos: more than 10 square metres must be removed by a licensed removalist. For everything else, the rules are simple. Make sure whoever you hire holds a South Australian building work contractor's licence and gives you a written contract for work of $12,000 or more. Council approval usually isn't needed in Malvern for repairs, restorations or a like-for-like re-roof. Parts of the City of Unley are within Historic Area or Character Area Overlays under the Planning and Design Code. Like-for-like repairs are rarely an issue, but changing the roof's material, colour or shape where it can be seen from the street may need development approval. If you have solar panels, the quote should include an electrician to take them off and refit them.
Roofing questions from Malvern
Do you arrange roof quotes in Malvern?
Yes. Malvern (5061) is in the City of Unley, which we cover. We'll match you with a roofer who already works in Malvern and nearby suburbs such as Hyde Park and Highgate, so you're not paying for someone to travel across town.
How much does a roof restoration cost in Malvern?
Across Adelaide in 2026, most tile roof restorations cost between about $3,500 and $10,000, a minor leak repair is usually a few hundred dollars, and a new roof on a single-storey home is typically $13,000 to $28,000. In Malvern, the biggest variables are usually matching heritage materials, verandah and box gutter work, and narrow access down the side of the house. See the cost guide.
Do I need council approval for roof work in Malvern?
Usually not for repairs, a restoration or a like-for-like re-roof. Changing the shape or structure of the roof, adding to it, or working on a heritage-listed home can need development approval, which in South Australia is lodged through the PlanSA portal. For Malvern, development applications are assessed by the City of Unley. Parts of the City of Unley are within Historic Area or Character Area Overlays under the Planning and Design Code. Like-for-like repairs are rarely an issue, but changing the roof's material, colour or shape where it can be seen from the street may need development approval. The roofer quoting your job should tell you whether approval is needed.
Can I replace an old iron roof in Malvern with Colorbond?
Usually, yes. Like-for-like corrugated steel suits most older homes. If the house is heritage-listed or in a historic area, check whether the colour or profile needs approval before you order.
